The finished floor your outdoor living space has been missing.
You can build a beautiful patio cover over a slab that looks like a parking lot — or you can finish the floor too. Our decorative overlays resurface tired outdoor concrete with texture and pattern: tile and flagstone looks, clean modern scorelines, borders that frame the space. Sealed against stains, cooler underfoot, and grippy when wet.
Most patios and porches land around $6–$12 per square foot depending on pattern, borders and slab condition, with pool decks similar. Compare against demolition and repour — typically double or more, with weeks of mess — and the overlay case makes itself where the slab is sound. Free on-site assessment tells you honestly which side of that line your concrete is on.
A thin, high-strength polymer-modified cement layer applied over your existing patio, porch or pool deck, textured and patterned — tile, flagstone, custom scorelines — then sealed. You get a new-looking surface without tearing out the slab.
Yes on both counts when specified for it. Cool-deck textures reflect heat so bare feet survive August, and the texture plus a grip-adjusted sealer gives far better wet traction than troweled concrete.
Hairline cracks and surface damage get repaired and usually disappear into the overlay pattern. Structural cracks that move are honestly disclosed — an overlay can mask them, but we design scorelines so any future movement follows a line instead of tearing through the field.
With a reseal every few years, well-installed overlays run 10–20 years in our climate. The reseal is a quick, inexpensive maintenance visit we can put on a schedule.
